Spray foam can solve real comfort, air leakage, and moisture problems in the Upstate, but only when the contractor slows down enough to inspect the building, choose the right foam, and quote the work by actual coverage and thickness. A good estimate should make the job clearer. If a proposal leaves you guessing, that is a sign to ask more questions before you sign.
Greenville sits in IECC Climate Zone 3A, a humid subtropical part of the Piedmont near the Blue Ridge foothills. Homes and commercial buildings along the I-85 corridor deal with humid summer air, winter temperature swings, vented crawl spaces, rim-joist leakage, and mixed old-and-new construction. Those conditions matter. A contractor choosing foam for a crawl space in Easley should not be thinking the same way as a contractor spraying an attic in a new build in Simpsonville or a commercial shell in Spartanburg.
The right contractor should be able to explain those choices in plain language. You should know what foam is being used, where it is going, how thick it will be, how air sealing ties into the rest of the building, and how the price was calculated. If you cannot get that information up front, the risk is not the product. The risk is the process.
Start With an On-Site Evaluation
A real spray foam quote starts in the building. Photos can help us understand the basic scope, but they cannot replace walking the attic, crawl space, wall cavities, rim joists, or framing conditions in person. Thickness, access, existing insulation, moisture, air leakage, and the exact areas being covered all affect the final recommendation.
An on-site insulation evaluation lets a contractor answer the questions that actually determine the job:
- Where is outside air entering the building?
- Is the crawl space vented or already partially sealed?
- Is existing insulation loose, damp, fallen, or blocking the surface?
- Are there rim joists, penetrations, or framing gaps that need air sealing?
- Is open-cell or closed-cell foam the better fit for each area?
- How many board feet will the work require at the recommended thickness?
- Are there moisture conditions that need to be addressed before foam is installed?
We do not like sight-unseen pricing because it usually forces the contractor to guess. In spray foam, guessing leads to vague scope, vague thickness, and vague expectations. The building tells us what it needs, and the quote should reflect that.
Ask These Questions Before You Hire
What areas are you insulating, exactly?
Ask the contractor to name the work areas in writing. “Spray foam insulation” is not enough. A good proposal should say whether the work includes the attic roofline, exterior walls, crawl space walls, rim joists, penetrations, or specific new-construction assemblies.
That matters because each area has a different job. Crawl space insulation has to manage ground moisture and air leakage. New-construction insulation has to fit the plans and inspection path. Air sealing is about the small gaps that make the thermal work perform. The scope should be specific enough that both sides can walk the building and point to what is included.
Are you recommending open-cell or closed-cell foam, and why?
Open-cell and closed-cell spray foam are not interchangeable. Open-cell foam is lighter and usually costs less per board foot. It can be a good fit in many interior and above-grade applications where air sealing and R-value are the main goals.
Closed-cell foam is denser, delivers more R-value per inch, and is often the better fit where moisture resistance, rigidity, or thinner assemblies matter. In Upstate crawl spaces, rim joists, and other moisture-prone areas, closed-cell is often the stronger choice.
The contractor should not give one blanket answer for the whole property without explaining the application. In many buildings across Greenville, Anderson, Greer, and Clemson, the best answer is area-specific: one foam for one part of the building, another approach somewhere else, and air sealing where foam alone is not the whole story.
How many inches are you applying?
Foam is priced and performs by thickness. A quote that does not state target thickness is incomplete. Ask for the planned inches in each area and make sure the recommendation matches the purpose of the assembly.
Thickness also controls cost. One inch over a given area is not the same job as three inches over that same area. A clear contractor should be able to explain how thickness affects R-value, air sealing, and the final board-foot calculation.
How is the quote calculated?
Spray foam pricing should be based on board feet: one square foot of coverage at one inch thick. That is the cleanest way to connect price to the actual work being installed.
For our market, open-cell spray foam generally runs $1.00 to $1.60 per board foot installed. Closed-cell spray foam generally runs $1.60 to $2.60 per board foot installed. The real cost still depends on thickness, coverage, access, prep, and the condition of the space, which is why the on-site evaluation matters.
Be careful with any proposal that skips the board-foot logic and gives a flat number without explaining coverage and thickness. You do not need a math lecture, but you should understand what you are buying.
What prep is included?
Prep is where good spray foam jobs often separate from rushed ones. Old insulation may need to come out. Surfaces may need to be exposed. Gaps may need to be sealed before foam is applied. A crawl space may need a vapor or moisture barrier as part of the assembly.
If prep is not listed, ask about it. A low number can look attractive until you realize it did not include removal, access work, air sealing, or cleanup. The more specific the quote, the easier it is to compare contractors honestly.
Are you insured, and can you show proof for this job?
Ask for proof of insurance and the business credentials that apply to the scope being performed. This is basic due diligence, especially when crews are working inside attics, crawl spaces, new construction, or commercial buildings.
You are not being difficult by asking. A professional contractor should expect the question and answer it directly. Insurance should be current, and the name on the paperwork should match the company doing the work.
How will you protect the building during installation?
Spray foam is applied on site, so protection matters. Ask how the crew will mask adjacent surfaces, manage overspray, ventilate the work area, and handle re-entry after installation. The answer should be specific to your building, not just a quick “we handle that.”
In a home, that may mean protecting stored items, finishes, mechanical equipment, and access paths. In commercial work, it may mean coordinating around other trades, equipment, or occupied areas. Either way, the plan should be clear before the crew arrives.
What documentation will I receive?
At minimum, you should receive a written proposal, the areas included, the foam type, the target thickness, and the price basis. After the job, you should receive the final invoice and any product or workmanship documentation the contractor provides.
Good documentation protects both sides. It gives you a clear record of what was promised, and it gives the contractor a clear scope to execute against.
Red Flags to Watch For
Some warning signs are obvious. Others are subtle. We would slow down if we saw any of these:
- A quote given without an on-site evaluation
- No explanation of open-cell versus closed-cell foam
- No target thickness listed
- No board-foot basis for the price
- A contractor who cannot explain what prep is included
- Pressure to sign before you understand the scope
- No proof of insurance
- Vague answers about ventilation, masking, cleanup, or re-entry
- A proposal that lists areas broadly but does not define what will actually be sprayed
- A contractor who treats crawl space moisture as an afterthought
- A contractor who promises utility rebate amounts without checking current program details
- A contractor who describes the expired 25C federal credit as still available
None of those red flags automatically means the contractor is dishonest. Sometimes it means they are moving too fast. But moving too fast is exactly how spray foam jobs become expensive to fix.
What a Real Spray Foam Quote Should Include
A clear quote should read like a work plan. It does not have to be fancy, but it should leave very little to interpretation.
Look for these items:
- Company name and contact information
- The specific building areas included
- Open-cell or closed-cell foam identified by area
- Target thickness by area
- Estimated coverage or board-foot basis
- Air sealing scope
- Vapor or moisture barrier scope, if applicable
- Existing insulation removal or prep, if applicable
- Access limitations or exclusions
- Ventilation, protection, and cleanup expectations
- Payment terms
- Any written warranty or service documentation being provided
The quote should also state what is not included. That is not a negative. Clear exclusions are better than assumptions. If an insulation evaluation shows drainage, framing, electrical, or mechanical issues outside our service scope, we would rather identify that early than pretend spray foam is the answer to every building problem.
Why Board-Foot Pricing Matters
Board-foot pricing keeps the conversation honest. It connects three things that are easy to blur together: square footage, thickness, and foam type.
For example, closed-cell foam costs more per board foot than open-cell foam, but it also delivers more R-value per inch and behaves differently around moisture. Two inches of closed-cell is not just “a little more” than one inch. It is roughly twice the material over the same area, before access and prep are considered.
That is why we avoid project totals without seeing the building. The fair way to quote spray foam is to inspect the space, decide the right assembly, calculate coverage and thickness, then price the work from there. It is slower up front, but it prevents surprises later.
Open-Cell Versus Closed-Cell in the Upstate
There is no single foam that belongs everywhere. The better question is what the assembly needs to do.
Open-cell spray foam can be useful where the main goal is air sealing and insulation in a cavity with enough depth. It expands well, fills irregular framing, and is often the more economical per-board-foot option.
Closed-cell spray foam is the denser option. It is stronger at lower thickness, offers higher R-value per inch, and is the product we usually look at first for crawl space walls, rim joists, and moisture-sensitive assemblies.
In Greenville, Spartanburg, Anderson, Greer, Seneca, Mauldin, Taylors, Easley, Simpsonville, Clemson, and Rock Hill, we see a wide range of building conditions. Older homes may need air sealing and evaluation before any foam is sprayed. New construction may need the insulation plan coordinated before drywall. Commercial projects may need phased access and tighter documentation. The foam choice should follow the building, not the other way around.
Crawl Spaces Deserve Extra Attention
Upstate crawl spaces are one of the places where contractor judgment matters most. Humid air, exposed soil, rim-joist leakage, and aging insulation can all work together against the house. If a contractor walks a crawl space and only talks about adding more insulation without discussing air sealing or a vapor or moisture barrier, keep asking questions.

We are careful here because the crawl space affects comfort, indoor air movement, and long-term moisture behavior. A good quote should explain how the assembly will control both heat flow and air movement, not just how much foam is being sprayed.
New Construction and Commercial Work Need Clear Coordination
For new construction, the best insulation outcome starts before the building is closed up. The contractor should understand the framing plan, access timing, target areas, and how spray foam ties into the rest of the air barrier. Waiting until the last minute can lead to missed details that are hard to reach later.
For commercial buildings, the scope should be even more explicit. Work areas, access, sequencing, protection, and cleanup all need to be clear. We serve both residential and commercial clients, and the common thread is the same: a good spray foam job starts with a clear plan.
Utility Rebates and Tax Credits
Duke Energy serves much of the Upstate, and rebates for insulation or air-sealing work can vary. Confirm current amounts before you count on them. Program details change, and a contractor should not promise a fixed rebate amount unless it has been checked against the current Duke Energy requirements.
The federal 25C energy-efficiency tax credit expired December 31, 2025. It should not be described as active or available for current insulation work. If a contractor uses that expired credit to make the numbers look better, ask them to verify the date and program status before you rely on it.
How to Compare Two Quotes
When you have more than one proposal, do not compare only the final number. Compare the scope behind the number.
Put the quotes side by side and check:
- Are they insulating the same areas?
- Are they using the same foam type?
- Are they applying the same thickness?
- Is air sealing included?
- Is crawl space vapor or moisture barrier work included where needed?
- Is old insulation removal included where needed?
- Is access, cleanup, and protection included?
- Is the quote based on board feet or a vague flat price?
- Are rebate or tax-credit statements current and accurate?
The cheaper quote may be the better quote. It may also be cheaper because it leaves out prep, thickness, air sealing, or moisture control. The only way to know is to make the scope visible.
What to Check After Installation
Before final payment, walk the finished work with the contractor if access is safe. You are looking for consistency and completion, not perfection in appearance. Spray foam is not finish carpentry, but it should be continuous where it was promised.
Check these basics:
- The areas sprayed match the written scope
- Foam appears continuous at corners, edges, and penetrations
- Target thickness was met in the main work areas
- Rim joists and obvious air leaks were addressed where included
- Adjacent surfaces were protected from unnecessary overspray
- Cleanup matches what was promised
- You received the agreed documentation
If something looks missed, ask right away. A good contractor would rather address a concern while the job is fresh than have confusion months later.
