When people ask us whether spray foam insulation is safe, we don’t treat it like a marketing question. It is a job-site safety question first.

The honest answer is this: properly installed spray foam is safe after it cures, but the installation period has to be respected. Spray foam is a two-part chemical product. During application, isocyanates are present, and that is not something homeowners, tenants, employees, children, or pets should be breathing.

That is why our rule is simple. Occupants and pets stay out during installation and for 24 hours after the foam is sprayed. The foam is fully cured within 24 hours, and re-entry should happen after that cure window has passed and the space has been ventilated.

What Off-Gassing Means

Off-gassing is the release of vapors from a material after it is applied. With spray foam, the concern is highest during active installation and the early cure period. That is when the chemicals are reacting, expanding, and setting into the finished insulation.

We don’t tell people to stand nearby and watch. We don’t treat an attic, crawl space, wall cavity, or commercial area like a normal occupied space while foam is being sprayed. The right answer is distance, ventilation, and time.

For Greenville homes and buildings in IECC Zone 3A, spray foam is often used because air leakage and moisture movement are real problems. Open-cell and closed-cell foam can both help tighten the building envelope, but neither product changes the basic safety rule: stay out while it is being installed and stay out for 24 hours after.

Why Ventilation Matters

Ventilation during installation helps move fumes and airborne material out of the work area while the foam cures. It is part of a professional install, not an optional extra. A contractor should be thinking about air movement before the first pass of foam goes on the surface.

That matters in crawl spaces, attics, new-construction work, and commercial spaces. Some areas are tighter than they look. Some have limited access. Some connect to living or working areas through small gaps. We look for those paths because air sealing is part of our work, and because the install needs to be controlled while the product cures.

Good ventilation does not mean the house or building can be occupied during the job. It means the job is being handled correctly so the cure period can do its work.

The 24-Hour Cure Window

Our guidance is straightforward: spray foam is fully cured within 24 hours. Occupants and pets should stay out during installation and for 24 hours after.

That applies whether the project is open-cell foam in a roofline, closed-cell foam in a crawl space, air sealing, a vapor or moisture barrier assembly, or new-construction insulation. The details of the job may change, but the re-entry rule does not.

If someone is telling you that you can sleep in the home the same night after spray foam was installed that day, we would slow down and ask exactly what was sprayed, where it was sprayed, how it was ventilated, and what cure time they are relying on.

What A Safe Professional Install Looks Like

A safe install starts before the rig is turned on. We confirm the scope, the access, the surfaces being sprayed, and who needs to be out of the building. We make sure pets are included in that plan, because they are more likely to be overlooked.

During the job, the work area should be controlled. The crew should be using the right protective equipment. Ventilation should be planned. Foam should be applied at the appropriate thickness for the assembly, not guessed at in the moment.

After the job, the space needs the full cure time. We do not rush people back into a home or building because the foam looks dry on the surface. Cure time is not judged by appearance. It is a time window, and we respect it.

Open-Cell, Closed-Cell, And Thickness

Open-cell and closed-cell spray foam are different products with different uses. Open-cell costs less per board foot and is commonly used where thickness is available. Closed-cell costs more per board foot, uses less thickness for more insulation value, and is often the better fit where moisture control matters.

Pricing should be discussed per board foot, not as a vague project total. Open-cell spray foam runs $1.00 to $1.60 per board foot. Closed-cell spray foam runs $1.60 to $2.60 per board foot. A board foot is one square foot at one inch thick, so thicker foam means more board feet.

That thickness caveat matters. Two inches is not the same amount of material as one inch. Three inches is not a small adjustment. When we evaluate a home or commercial building in Greenville, Spartanburg, Anderson, Greer, Easley, Mauldin, Taylors, Simpsonville, Clemson, Seneca, or Rock Hill, we look at the actual assembly before quoting the work.

Rebates And Tax Credits

Duke Energy serves much of the Upstate, and rebates for insulation and air-sealing work can vary. We do not give fixed rebate amounts because programs change. Confirm the current amounts before you make a decision, and we can point you toward the right place to check during an insulation evaluation.

The federal 25C energy-efficiency tax credit expired December 31, 2025. If you are planning spray foam now, do not count on that federal insulation credit as part of the math.

Our Plain Answer

Spray foam insulation is safe when the job is done correctly and the cure window is respected. It is not something to treat casually during installation. Isocyanates are present while the foam is being sprayed, ventilation matters, and people and pets need to stay out during the work and for 24 hours after.
