Signs Your Crawl Space Needs Work
Cold floors all winter, even with the heat running. Fiberglass batts stapled under the floor get washed by damp air, absorb moisture, and sag or fall within a few years, leaving the floor above essentially uninsulated. It’s the single most common crawl space complaint we hear from Greenville to Spartanburg.
A musty or earthy smell through the floor. Vapor rises through subfloor gaps and plumbing penetrations into the living space. By the time a first-floor bedroom smells it, the joist bays have usually been damp for months.
Energy bills that don’t match the weather. In many Upstate homes the ductwork runs through the crawl space. When that space is humid and leaky, the ducts pick up unconditioned air and moisture, and your system runs longer without any change at the thermostat.

How We Fix It: Foam, Air Sealing, and a Vapor Barrier
The right assembly for an Upstate crawl space is closed-cell spray foam on the interior face of the foundation walls and across the rim joists — not more fiberglass under the floor. We start by air-sealing the foundation vents and the obvious gaps, then apply two to three inches of closed-cell foam. That chemistry delivers roughly R-6.5 to R-7 per inch, so two inches on a foundation wall provides real thermal performance at minimal thickness. Its closed-cell structure also acts as a vapor retarder, blocking ground moisture from the red clay before it can reach wood framing, and it bonds rigidly to block and poured concrete, closing the mortar gaps and voids we see in older Upstate foundations.
The rim joist — the perimeter framing where the floor system sits on the foundation wall — is typically the leakiest spot in the house, so we foam it every time. Then we finish the ground plane with a heavy-duty vapor barrier, overlapped and sealed at the piers and walls. The result is a crawl space cut off from outdoor humidity: the moisture control encapsulation is supposed to deliver, achieved with spray foam, air sealing, and a vapor barrier rather than a bolt-on system.
Why Venting Fails in Climate Zone 3A
A vented crawl space assumes outdoor air will dilute and carry away moisture from below your floor — a design that works in dry climates. In the Upstate’s humid subtropical summers, that same air is the moisture source. Pull it across the cooler surfaces under your house and it condenses on every one of them. Ventilation doesn’t dry a Greenville crawl space; it feeds it. Once the vents are sealed, the walls and rim joists are foamed, and the ground is covered, the crawl space starts behaving like a semi-conditioned part of the home instead of an open-air liability.
What Crawl Space Insulation Costs in the Upstate
When homeowners ask us about crawl space insulation in Greenville, SC, the honest answer is that pricing works per board foot — one square foot of coverage at one inch thick — so the total depends on the thickness applied and the square footage we cover. Open-cell spray foam runs $1.00 to $1.60 per board foot installed. Closed-cell — the product we recommend on foundation walls and rim joists — runs $1.60 to $2.60 per board foot installed. Two inches of closed-cell costs roughly double the single-inch rate before any prep or batt removal. Access, wall height, and existing conditions all move the final number, which is why we quote only after an on-site insulation evaluation, never sight unseen.
Duke Energy serves most of the Upstate and offers rebates for qualifying insulation and air-sealing work. As for federal incentives: the 25C energy-efficiency tax credit expired December 31, 2025, and no federal insulation tax credit currently applies.
