Commercial work is not just a larger version of a house. The roof decks are bigger, the wall systems have more penetrations, and scheduling around crews, equipment, inventory, and tenants matters. We look at the building first: where air is leaking, where heat is loading the space, where moisture is showing up, and what the space needs to do after we leave.
The Upstate sits in IECC Climate Zone 3A, in the humid subtropical Piedmont and foothills near I-85. That matters because commercial buildings here do not fight heat alone. They also fight humid air moving through rooflines, wall laps, overhead doors, and service penetrations. Spray foam helps because it insulates and air seals in the same application.
Commercial Buildings We Work On
We install spray foam in commercial and industrial buildings across Greenville, Spartanburg, Anderson, Greer, Seneca, Rock Hill, Mauldin, Taylors, Easley, Simpsonville, and Clemson. Some projects are existing buildings with comfort or condensation problems. Others are new commercial construction where the envelope needs to be planned before drywall, panels, or mechanical work lock everything in.
Metal buildings and warehouses are common calls for us. A metal roof deck can take on heat through the day and keep radiating it into the workspace long after the weather changes outside. In cooler months, warm interior air can hit cold metal and create condensation if the shell is leaky. Closed-cell spray foam bonds to the metal, adds R-value, and helps reduce the air movement that feeds those swings.
Warehouse work is often about scale. A small gap repeated across a large building becomes a real load. We cannot fix every operational issue with insulation, but we can tighten the roof deck, wall plane, and obvious bypasses so the HVAC system is not fighting uncontrolled outside air all day.
Industrial and service buildings need the same practical approach. Some are used for storage. Some are conditioned workspaces. Some have offices built inside a larger shell. We do not treat those as the same building. We match the foam, thickness, and air sealing scope to how the space is actually used.
Retail spaces, offices, and multi-tenant buildings bring their own priorities. Comfort complaints tend to land on the front counter or the people working there all day, and open doors, storefront glass, and rooftop units all pull the envelope in different directions. In a multi-tenant building, one unit can run hot or humid while the space next door feels fine, and the difference is usually air movement through shared walls, ceilings, and chases. We insulate and air seal the areas that actually drive those problems rather than blanket-spraying the whole shell and calling it done. When a space stays occupied during the work, we plan the sequence and the cure window around business hours so the building can keep running.
New Commercial Construction
On new commercial construction, the best time to talk about spray foam is before the building envelope is closed. We can work with the builder’s sequence, identify roof deck and wall areas that need insulation, and plan around mechanical, electrical, and other penetrations before they become hard-to-reach air leaks.
Open-cell spray foam can make sense in interior cavities where full cavity fill is the goal and vapor openness is acceptable. Closed-cell spray foam is usually the better fit where higher R-value per inch, adhesion, and moisture resistance matter. Closed-cell foam runs about R-6 to R-7 per inch. Open-cell foam runs about R-3.5 to R-4 per inch.
Those R-value ranges are useful, but the installation still has to be continuous. A building with good foam depth and missed transitions will still leak air. That is why we include air sealing in the planning instead of treating it as an afterthought.
Roof Decks, Walls, and Problem Areas
Roof decks are often the first place we look on commercial jobs in the Upstate. They carry the strongest heat load and usually have the most direct effect on comfort below. When the roof deck is accessible and suitable for foam, we spray it to create a tighter insulated plane.
Wall systems come next. Metal panels, masonry transitions, framed office inserts, conduit, plumbing, and service lines all create places where air can move. Spray foam fills irregular gaps better than batt insulation and gives us a continuous layer where the building allows it.
We also evaluate smaller areas that cause outsized problems: rim areas, loading dock transitions, office-to-warehouse partitions, overhead cavities, and gaps above dropped ceilings. Sometimes the useful scope is not the whole building. Sometimes it is the part of the building letting humid air move where it should not.
Moisture, Vapor, and Product Choice
In the Piedmont, moisture control is part of the insulation conversation. Closed-cell foam can act as a vapor retarder at the right thickness, which is why we often use it on metal buildings, roof decks, and other commercial surfaces where condensation risk matters.
Open-cell foam has a place, too. It is lighter, expands more, and can fill larger cavities at a lower per-board-foot cost. We use it when the assembly fits the product. We do not recommend it for every commercial surface just because it is less expensive.
If the building needs a vapor or moisture barrier as part of the scope, we will say that directly. If it needs roof repair, drainage correction, or another trade before insulation, we will say that too. Spray foam works best when the building shell is ready to receive it.
What Commercial Spray Foam Costs
Pricing is based on board feet, which means one square foot at one inch thick. Open-cell spray foam runs $1.00-$1.60 per board foot. Closed-cell spray foam runs $1.60-$2.60 per board foot. The final price depends on thickness, area, access, prep, and the condition of the surface we are spraying.
We do not give project totals without seeing the building. Commercial jobs can need lift access, surface prep, phased scheduling, insulation removal, ventilation planning, or coatings, and those details change the real scope.
Duke Energy serves the Upstate, and rebate programs for insulation or air sealing can vary. Confirm current amounts before relying on any rebate in a budget. The federal 25C credit expired December 31, 2025, so we do not describe it as active or build it into insulation pricing.
How We Start
We start with an insulation testing or evaluation when the building needs it. We want to know what the space is used for, where comfort or moisture problems show up, what product is already in place, and whether the work needs to happen around business operations.
From there, we recommend only from the services we actually provide: open-cell spray foam, closed-cell spray foam, air sealing, vapor or moisture barrier work, crawl space insulation, new-construction insulation, and insulation testing or evaluation.
